Lime’s most recent completed project is the Clubhouse & Wellness Centre at The Sterling, Kaiapoi retirement village. This building is the heart of the retirement village’s amenities for its residents.
Completed in January 2026 after 11 months of construction, the facility includes a commercial kitchen, cinema, swimming pool, gym, and outdoor spaces.
From managing multiple contractors to coordinating the fit-out of specialised facilities like the commercial kitchen and pool, this project showcased our ability to handle complexity while keeping everything on track.
This project was delivered on time and to a high standard, reflecting our disciplined systems, strong relationships, and focus on getting the details right.

Silverstream Subdivision
Kaiapoi, Canterbury
Silverstream subdivision was granted consent as part of the earthquake recovery effort after the September 2010 earthquake that significantly damaged Kaiapoi. Stage 1 was officially opened a few years later in 2012.
Today, we have developed around 80 hectares of land, and Silverstream subdivision is home to over 1900 people, contributing to the growth of Kaiapoi.
As developers, we have done more than develop the sections and move on to the next project. We have been active in supporting connection by facilitating a resident-led social club who organise and run local events that bring people together. This initiative has been successful in building a thriving community.
The Sterling, Kaiapoi Retirement Village

The Sterling, Kaiapoi was born from the vision that a retirement village should truly feel like home. We designed The Sterling with no gates or fences, meaning the village is integrated with the wider community, not separate from it.
Development began in early 2021, with the first residents moving in in late 2021. Today, over 100 independent living villas are occupied, with further homes under construction.
The Sterling, Kaiapoi won the Seniors NZ award for Best Large Retirement Village in the South Island in 2025 and the Aged Advisor award for Best Small Retirement Village in the South Island in 2024.

New Homes by Silverstream is our range of quality homes built in Silverstream subdivision.
We work with trusted building partners to deliver these builds, with the aim of providing people with affordable quality.
We have built 8 homes in Silverstream subdivision so far and are currently planning further builds, designed for a range of home buyers from downsizers and property investors to first-home buyers and families.
Booker Lane Townhouses
Kaiapoi, Canterbury
Booker Lane is a collection of 11 townhouses by Lime in Silverstream subdivision.
At Lime, we put people first, so we designed these townhouses with attic storage, cathedral ceilings, window seats, and private outdoor areas to ensure townhouse living works for the range of lifestyles these homes support.
We built this project with a range of buyers in mind, from investors looking for strong rental yields to downsizers wanting low-maintenance living to first-home buyers getting into the market.
